Who are we?

AllAmigos Florida is a group of small investors dedicated to investing prudently and beneficially in the Florida market.

We like Florida. Besides all the logical reasons to do business in Florida, we love the culture, the people, and all of the things you can do. You can even swim here in January. Florida has always been one of the top destinations for US snowbirds. We believe it's only going to get more desirable.

Why we're different

We believe it's not all just about: "What's in it for me?" We believe there are legitimate sellers willing to sell to astute investors at a price that is profitable for an investor to purchase. There are buyers willing to pay fair market value as long as the value is there!

If you've fallen short somehow with your home. Lost your job, got ill, or just feel behind, we may be able to help. We may be able to save your credit and your home. We can't guarantee the results, but we can guarantee we'll try!

There's no need for slick slogans, scheming, mistrust, or mistruths passed between investor, buyer and seller, or their representatives. Do it right the first time! Call us!

Sharing equities

In some instances, where a homeowner may lose their property, if there is enough equity in it, we may be willing to negotiate to use our funds to cover debt until sold, for a future share of equity.

This is a win-win situation not used by some investors who are more interested in maximizing their profits at any price. We believe in sharing equities, when feasible, but it all depends on the property and the situation.

When something goes wrong, it's not always easy to find a way out. We believe in helping people help themselves. Sometimes they just need a little "boost."

We have investors with capital, and capital needs to be put to good use in order to earn a profit. That's why we're flexible and open to ideas.

Guaranteed sale

In some instances it's possible that we can help you market your home by guaranteeing the sale of your property at a pre-determined price. That's right, after the property has been exposed to the market by you, or your agent, we could be your "safety-net."

What's the right price? It always depends on the current market. When prices are rising rapidly you never seem to be able to fix on the right price. It's the same when prices are declining.

We use accepted practice standards in determining what we can offer. You can accept the offer, nor not, and continue to market the property yourself. You get to decide.

We're not for everyone

If we can make a legitimate profit in a reasonable amount of time on a property, we are interested in purchasing it.

We are not interested in unprofitable ventures. It just doesn't make any sense.

We are candid and open in our negotiations and offers to purchase. If you can get a better price than what we can profitably offer, by all means take it. We want you to have what's best for you. If however, you have some kind of restraint or condition forcing you to make a move earlier than you'd like, we might be the right solution.

Our property interests

We specialize in nearly any kind of single family residence within our parameters.

We like new and existing homes of nearly any age or condition. We don't mind if rehab is needed. Often the more work to be done, the better opportunity it presents.

We will also consider small to mid-sized multi-family properties, small office and retail commercial buildings, and raw land for potential development are also of interest. We'll even consider "sinkhole" property and "brownfields" ecological nightmares in some circumstances.

Our investors

Our investors are entrepreneurs, professional managers and retirees who are seeking to invest capital with us in an profitable and ethical investment enterprise in Florida. Our investors are limited to 20 partners at any given time, with entry capital requirements of between $50,000 to $100,000.

We can't guarantee returns. We won't. No one has a crystal ball that sees all and knows all. If there was everyone would be using it. Investment requires hard work, due diligence and market timing. Sometimes it's risky. Sometimes very rewarding.

We've got friends in the business. Maybe you just need help finding the right lender, real estate, or other related professional.

If you do, feel free to call us.

We can refer you to some of our friends in the business. You don't have to do business with them. You can do business with anyone you like, but if you want another perspective, or opinion, our allied professional friends may be able to help. They may or may not refer us business, or give us referral fees. Some do and some don't.

We just want you to know that if you don't know anyone in the business, we can at least help point you to our "yellow pages." You take it from there. We think you should always compare and shop for any professional services you require.
